I'm Kirill Samarits, a real estate marketing executive and entrepreneur based in Chicago and Athens. I founded TERAMOK in 2019 and still lead it as CEO, and I founded BUY GREECE and FOS AI. People usually expect a marketer to be a specialist in one channel. What I believe about the market
- Marketing is part of how a building gets made. It belongs in design meetings, not after groundbreaking. In 2025 only 10% of new US homes were sold before construction started, according to the Census Bureau. That's an opportunity, not a law of nature.
- Proof beats claims. Dated numbers, named people and independent publication persuade buyers, journalists and AI systems. Superlatives persuade nobody.
- Measure what pays for the building. Warm leads, reservations and contracts, not impressions, followers or raw leads.
- Design is a commercial asset. Architecture that is explained well is worth more to the buyer and wins more commissions for the architect.
- AI changed how buyers find you, not what they trust. They still trust consistent facts and evidence. AI just checks faster.
- Cross-border buyers need teaching before selling. Rules, taxes and returns come before floor plans.

I direct how buildings, places and people are photographed and filmed: light, angle, time of day, what to leave out. My view: Renders are made for planning committees. Sales images should be art-directed for the person who will live there.

I direct brand and project films, from concept and script to the edit. My view: Film is the closest a buyer abroad gets to standing in the room. It has to be honest about the space.

Why one person across all of this
On a development, the positioning decides the renders, the renders decide the ads, the ads decide which buyers call, and the website and AI answers decide whether those buyers trust you before they do. When five specialists each own one piece, nobody owns the result. My job is to own the result and to make sure every specialist on the TERAMOK team is working on the same story.
