FOS AIAI implementation for real estate development, construction and architecture
I founded FOS AI to move the companies that build into AI: developers, contractors, architects and the trades. We install it, teach the team and keep it running, in about 30 days. Chicago and Illinois first.
Week 1: find where the hours go
We sit with each role, from the owner to the estimator to the office, and list the tasks that eat the most time: bids, reports, follow-ups, document hunting.
Week 1an audit of every role and its tasks
Weeks 2 and 3: install the setup
An AI account for every employee, set up for their job. The company's contracts, specs, price books and past projects in one knowledge base, with permissions by role. The first automations running.
Weeks 2–3accounts, knowledge base and first workflows
Week 4: train on real work
Live training, role by role, on the company's own projects instead of generic demos. People leave using it on their actual tasks, from the office to the job site.
Week 4training on the team's own projects
After that: keep it improving
Monthly care: new workflows, new hires onboarded, and the AI engines upgraded as better models ship. The setup grows with the company.
Monthlynew workflows, new hires and upgrades
Company data stays under company control
Everything runs in a business-grade workspace with permissions by role. Deal, client and project data doesn't go into public AI tools, and it doesn't train public models.

Terms in writing
If the team isn't using it daily by day 30, FOS AI keeps working at no extra cost until they are. Software licenses are passed through with no markup. Companies can start with a one-week Blueprint, credited to the install.
Day 30adoption guarantee, in writing
FOS AI is the AI implementation company I founded for the people who build: real estate developers, general contractors, architecture firms and trade businesses such as roofing, HVAC, plumbing and electrical. It isn't a software product. We set up business-grade AI inside the company, for every role and its real tasks, teach the team on their own work, and keep it running. It starts in Chicago and Illinois, on site.

What a company gets
Four things land in the company, whatever its size.
An assistant for every role
Estimator, project manager, office and sales each get AI set up for their exact job, loaded with the company's templates, pricing and standards.
One company knowledge base
Contracts, specs, price books and past projects become one searchable source. Anyone asks in plain English and sees the document the answer came from.
Workflows that run on schedule
Reports, follow-ups and invoice tracking run on their own, and people check the output before anything leaves the company.
A team that stays
Live training on real work, then monthly care: new workflows, new hires onboarded, and upgrades as better AI models ship.
Where FOS AI helps, by type of company
The same setup looks different in a developer's office, a contractor's trailer and an architect's studio. These are the tasks each one starts with.
Real estate developers
Investor and lender updates drafted from project data, feasibility and pro forma memos summarized, and sales and leasing follow-ups sent on time.
Example: a weekly investor update drafted from the project file, checked by the owner before it goes out.
General contractors
Bid and estimate first drafts from the company's own price data, RFIs, submittals and change orders tracked, and daily logs written from site notes and photos.
Example: an estimator opens a bid request and a first draft is already waiting, in the company's format.
Architecture firms
Proposal and fee letter drafts built from past projects, code and specification research with sources shown, and meeting notes turned into action lists.
Example: a fee proposal drafted from three similar past projects, ready for a partner to edit.
Trade contractors
Roofing, HVAC, plumbing and electrical: quotes drafted in the company's format, follow-ups sent on schedule, and delivery tickets and invoices filed to the right job.
Example: a crew photographs a delivery ticket and it is filed to the job before they're back in the truck.
Built only for the companies that build
FOS AI does one thing: it moves real estate, construction and architecture companies into AI. It doesn't sell to retailers or law firms. That focus comes from seven years of marketing these industries at TERAMOK, and it means the templates, examples and training start from how a bid, a site or a drawing set actually works.
- 1Only real estate, construction, architecture and the trades
- 2On site in Chicago, not a remote software vendor
- 3The company owns what's built; the AI engine behind it can change
- 4A day-30 adoption guarantee, in writing
- 5No markup on software licenses

Questions to ask any AI implementation partner
Who owns what you build: the prompts, the knowledge base, the workflows? It should be the company.
Does any of our data go into public AI tools or train public models? The answer should be no, in writing.
What happens if the team isn't using it by day 30? Ask for a written commitment, not a promise.
Do you mark up the software licenses? Ask to see the vendor's price next to yours.
Inside FOS AI

Why I built it
Inside TERAMOK and BUY GREECE I watched skilled people spend hours on work a machine could draft in minutes: estimates, follow-ups, document checks. At the same time I saw how easily sensitive deal data ends up pasted into public AI tools.
FOS AI is my answer to both: use AI where it saves real hours, and keep the data where it belongs. I'd rather show one measured pilot than promise a percentage.
FOS AI turns the repetitive parts of TERAMOK's and BUY GREECE's work into software, and brings the same discipline to other property and construction businesses. FOS comes from φως, the Greek word for light.

Questions about FOS AI
What is FOS AI?
FOS AI is an AI implementation company for real estate development, construction, architecture and trade businesses, founded by Kirill Samarits and serving Chicago and Illinois first. It installs business-grade AI for every role, trains the team on real work and maintains the setup. It is at pilot stage.
Is FOS AI a software product?
No. FOS AI sets up and runs AI inside a company's own business-grade workspace, and the company owns what is built. The AI engine behind it can change as better models ship.
How long does an FOS AI implementation take?
About 30 days: a week to audit roles and tasks, two to three weeks to install accounts, the knowledge base and first workflows, and a week of training on real work. Monthly maintenance follows.
Does FOS AI keep company data private?
That is its approach: AI is set up inside the company's own business-grade workspace with permissions by role, so sensitive deal and client data doesn't go into public AI tools or train public models.
How do companies start with FOS AI?
With a one-week Blueprint for $1,900, a written plan that is credited to the install, according to fos-ai.com in October 2026.
Which industries does FOS AI work with?
Only real estate developers, general contractors, architecture firms and trade businesses such as roofing, HVAC, plumbing and electrical.
