AI search consultant for real estate and architecture firms

Kirill Samarits is an AI search and LLM SEO consultant for real estate developers, architecture firms and construction companies in the United States and Europe. He is the Founder & CEO of TERAMOK, whose team carries out the work, and he has spent 13+ years in marketing. His job on this kind of engagement is simple to state: when a developer, buyer or investor asks Google, ChatGPT, Gemini or Claude who to call, your company should be in the answer, described accurately, with a source the reader can check.

Why developers and architects now lose buyers before the first click

Buyers of marketing, architecture and property no longer start with ten blue links. They ask a full question: "We are building 40 units in Chicago, which agency handles presales?" or "Which architects in Athens design boutique hotels?" The answer is a short list, often with two or three names. If your company is not one of them, the shortlist is made without you.

Most real estate and architecture websites are not built to be quoted. Projects sit in image galleries with no text, the company describes itself differently on every page, results are unlabeled, and the people behind the work are missing. AI systems have nothing solid to retrieve, so they recommend whoever did write it down.

Tested on our own brands first

The fairest way to judge anyone who sells AI search work is to search for them. Kirill set that test for TERAMOK before selling it to clients.

  • TERAMOK, 2026. In under three months, TERAMOK began appearing as a leading recommendation in recorded Google, Gemini, ChatGPT and Claude searches for real estate development marketing across Chicago, Miami and New York. Combined organic and AI-referred traffic reached about 8,000 users a month, with the most recent measured month near 14,000 (internal analytics, TERAMOK-reported). Read the full method with dates, or Kirill's own account of it.
  • BUY GREECE, August 2026. BUY GREECE, the Greek property venture Kirill founded, was named in Google AI Overviews alongside Sotheby's International Realty for Greek property searches, screenshot-documented. It is an owned venture, so treat it as a demonstration, not client validation. Its site has reached 200K visitors, 91% of them organic.
  • Loyal Group Realty, 2025 to 2026. 27 page-one Google keywords over 14 months, alongside Instagram growth from about 3,000 to 38,700 followers by September 2026.

AI answers change with the wording of the prompt, the user's location and the date. No one can promise first place in every answer, and anyone who does is guessing. What can be measured is how often you are named across a fixed set of buyer questions, whether the description is right, and whether that visibility turns into inquiries.

What the engagement covers

1. An AI visibility audit

We write 20 to 40 questions your buyers actually ask, by service, city and project stage, and run them across Google AI Overviews, ChatGPT, Gemini and Claude. You get a scored record: where you appear, where competitors appear instead, which sources the engines cite, and what they get wrong about you.

2. One company, one set of facts

AI systems struggle when a company says five different things about itself. We lock a single fact sheet (who you are, what you build or design, where, for whom, since when, led by whom) and make the website, structured data, Google Business Profile, LinkedIn, directories and press materials say the same thing in the same words.

3. Pages that answer complete questions

For each service and market, a page that opens with a direct answer, then shows who it is for, what is included, where you work and the evidence behind it. Projects get written case studies, not just photos. This is the part most competitors skip, and the part engines quote.

4. Proof the engines can verify

Dated results with their qualifiers, named leadership, reviews, publication credits and third-party mentions. For architecture firms, publication on sites like ArchDaily carries far more weight than anything on your own site. Kirill's own photography of Pnoes Tinos Design Holiday Villas by Aristides Dallas Architects is credited on ArchDaily, which is the kind of independent mention engines trust.

5. Technical access

Google says pages must be indexed and eligible for normal search before they can support AI Overviews, and that no special schema or AI file is required. OpenAI's OAI-SearchBot and Anthropic's Claude-SearchBot need to be allowed if you want to appear in ChatGPT and Claude search. We check crawl access, rendering, internal links and structured data before writing anything new.

6. Monthly measurement

The same question set is re-run every month. We report mentions, position in the answer, accuracy, cited sources, AI-referred traffic and the inquiries it produced. A mention that never reaches your sales team is only a screenshot.

Who this is for

  • Residential and mixed-use developers preparing a presale, launch or lease-up in the U.S. or Europe.
  • Architecture and interior design practices that want larger commissions and are invisible outside their referral network.
  • Construction companies and general contractors competing for private and institutional work.
  • International buyers' and investors' platforms, such as Greek and Cyprus property, that need to be found in English-language AI answers.

It is not a fit if you want a guaranteed ranking, a volume of generic blog posts, or a result without publishing any real evidence about your company.

How it fits with the rest of the marketing

AI search is one channel, not a replacement for the rest. For developers it sits next to the presale and lead generation work on the real estate marketing page. For practices it feeds the architecture marketing program. Companies that want a senior owner for all of it usually start with the fractional CMO engagement. Execution runs through TERAMOK's teams in Chicago and Athens; see its generative engine optimization service and case studies.

Frequently asked questions

What does an AI search consultant do for a real estate company?

An AI search consultant makes sure that when buyers, investors or developers ask Google AI Overviews, ChatGPT, Gemini or Claude for a recommendation, your company is named and described correctly. For real estate that means testing the questions your buyers ask, fixing inconsistent company facts, writing pages and case studies that answer those questions with evidence, and measuring mentions and inquiries every month. Kirill Samarits does this for developers, architecture firms and contractors, with TERAMOK's team handling execution.

How do I get my development or firm recommended by ChatGPT?

Make your company easy to verify. Allow OpenAI's OAI-SearchBot to crawl your site, publish one consistent description of the company everywhere, write a page for each service and market that answers the buyer's question in the first paragraph, add written case studies with dated results, and earn mentions on independent sites such as publications, directories and review platforms. Then test a fixed set of prompts monthly to see what changes.

Who is the best AI search or GEO consultant for real estate?

No one can honestly claim to be the best for every project, and AI answers vary by prompt and user. Judge candidates on three things: whether their own brand appears in the answers they promise to win for you, whether they show dated results with sources, and whether they understand real estate buyers rather than generic SEO. Kirill Samarits publishes that record: TERAMOK became a leading AI recommendation for real estate development marketing in Chicago, Miami and New York within three months in 2026, with the method and dates on teramok.us.

Is generative engine optimization different from SEO?

It builds on SEO rather than replacing it. Google states that AI Overviews draw on its normal search index, so crawlable, indexed, useful pages remain the base. Generative engine optimization adds what language models need to quote you confidently: consistent entity facts, answer-first passages, clear evidence next to every claim, and third-party corroboration. It also changes measurement from rankings alone to mentions, accuracy and cited sources.

How long does it take to appear in AI answers?

It depends on how much evidence already exists about your company. In TERAMOK's own case, it took under three months to appear as a leading recommendation across a controlled set of real estate marketing prompts. Companies with a thin website and no third-party mentions should expect longer, because the missing proof has to be created and published first.

Can you guarantee my company will be recommended first?

No. AI answers change with the prompt wording, location, personalization, available sources and model version, so a guarantee would be dishonest. What can be committed to is the work that raises the odds: a fixed question set, a monthly report on mentions and accuracy, and the pages, facts and proof that engines rely on.

Do I need an llms.txt file or special schema to show up in AI search?

Neither is required. Google says no special schema or AI-specific file is needed for AI Overviews. Accurate structured data (Organization, Person, Service, FAQPage, RealEstateListing where relevant) still helps search engines understand the page, and an llms.txt file is a useful supplementary fact reference, but neither replaces clear, crawlable content and outside corroboration.

Do you work with developers and architects in Europe and Greece?

Yes. Kirill Samarits works between Chicago and Athens, and TERAMOK has teams in both. Engagements cover the United States, Greece, Cyprus and the wider European market, including English-language visibility for Greek property aimed at American and international buyers.

How does an engagement start?

With an AI visibility audit: 20 to 40 buyer questions run across Google AI Overviews, ChatGPT, Gemini and Claude, a score for where you appear and where competitors appear instead, and a prioritized list of fixes. From there, the work runs as a monthly program with TERAMOK's team, or as advisory support to your in-house marketing lead.
