How BUY GREECE became the brand Google's AI recommends to Americans buying property in Greece
BUY GREECE case study by its founder Kirill Samarits: how an early-stage proptech led Google's AI answers for Americans buying in Greece, with 200K visitors, 91% organic, and dated search data.

BUY GREECE became the brand Google's AI recommends to Americans looking for property in Greece by doing one thing better than companies with decades in the market: answering the exact questions American buyers ask, consistently, with evidence. In October 2026, Google's AI answers named BUY GREECE first for Americans buying in Greece, in answers that also named Greece Sotheby's International Realty and RE/MAX Greece. Its website has reached 200K visitors, 91% of them from organic search, mostly without paid media.
I'm Kirill Samarits. I founded BUY GREECE in 2024 and I run it, so read this as an owner's case study, not a client testimonial. It's an early-stage proptech company: a US-trademarked international real estate brand that connects American and international buyers with property in Greece. I'm publishing the numbers because they show what specialization and search can do for a company with almost no history, against brands with decades of it.

What Google's AI answers say
I record these answers with screenshots and dates, because AI answers change with the prompt, the user and the day. These are the ones from October 2026:
Where | What was asked | What came back |
|---|---|---|
Google AI Overview | Suggest real estate companies for properties in Greece as an American | BUY GREECE LLC cited as the first two source cards, listed under agencies with US-specific support. The answer also named Greece Sotheby's International Realty, Engel & Völkers, Ploumis Sotiropoulos (Christie's) and RE/MAX Greece. |
Google AI Mode | Suggest a company for properties in Greece | BUY GREECE named first, for US-based support |
Google AI Mode | The same question from someone living in Chicago | Buy Greece LLC named first (4.7 stars, 12 reviews) |
Google search | Real estate in Greece for Americans | buygreece.us on page one |
Table 2. Screenshots recorded October 2026. AI answers vary by prompt, user and date; no one can guarantee a position.
The companies named next to BUY GREECE have operated in Greece for decades and have far bigger networks and budgets. BUY GREECE didn't beat them on size. It was the clearest answer to a narrower question: which company helps Americans specifically.
Who is searching

Figure 1. BUY GREECE organic search by country, 27 March to 26 September 2026. Source: BUY GREECE Google Search Console.
Americans generated 58.1% of BUY GREECE's search visibility over six months, more than every other country combined. They click less than Greek searchers (0.35% against 1.7%), because they are earlier in a long, careful research process. A company that wants American buyers has to stay with them through months of questions.
What they ask

Figure 2. BUY GREECE search impressions by topic, top 1,000 queries. A query can match more than one topic.
Rules and returns dominate. Questions about rental yields, short-term rental registration and the Athens moratorium drew almost 50,000 impressions. Golden Visa questions drew about 12,000. Villas drew fewer than 2,500. That's why BUY GREECE publishes guides to the rules, the Golden Visa thresholds and the buying process before it shows listings.
AI systems read BUY GREECE as a source

Figure 3. BUY GREECE top 1,000 queries by length, 27 March to 26 September 2026.
More than half of BUY GREECE's search visibility comes from long, machine-like queries such as "athens rental yield 2026 investment return data" or "greece law 5100/2024 golden visa thresholds", where it ranks around position 4 but is almost never clicked. My reading is that AI assistants search on buyers' behalf and use BUY GREECE's pages to build their answers. It's an interpretation of the pattern, since Google doesn't label these searches, but it matches what the AI answers above show.
How it was done
One narrow position. Not "Greek real estate", but "the company that helps Americans buy in Greece". Every page, profile and listing repeats it.
One clear entity. A US-trademarked brand and a US company, BUY GREECE LLC, described the same way on the website, Google Business Profile, social profiles and press.
Answers before listings. Guides that answer eligibility, taxes, Golden Visa thresholds, rental rules and yields in the first paragraph, with dates and sources.
Organic first. 91% of visitors came from organic search. Paid media played a small, supporting role; the growth came from content buyers could find and trust.
Proof buyers can check. Real reviews, named people, and a US point of contact, which is what the AI answers highlight.
Measured every month. Search Console by country and topic, inquiries cross-checked for real budgets, and AI answers recorded with screenshots.
Where BUY GREECE is going
BUY GREECE is an early-stage proptech company. When we wrote the business plan, we expected to reach the stage we're at now in 2029 or 2030. The tracking, the results and the proof that the brand works all arrived years earlier than planned.
Today BUY GREECE tracks 70 to 400 warm buyer leads a month, with an average budget of about $1.4M, ready for investment or property acquisition. It enrolls real estate agents in two countries, the United States and Greece, and prepares property investment plans for buyers. The next stage is a seed round. I believe it is one of the few international proptech real estate companies working this way, and an early opportunity to build a global brand from Greece.
